BASIX Certificate
Notice re Development Applications - Building Sustainability Index(BASIX) Certificate Requirement
A BASIX Certificate ensures that development in NSW is subject to energy and water conservation requirements.
From the 1 July 2004, a BASIX Certificate became a requirement for all development that involved the erection of or change of use to :
- a new single dwelling house (attached or detached)
- a new dual occupancy ( attached or detached)
- a guest house, boarding house, lodging house or hostel being a building with a gross floro area of less than 300sq m.
From 1st October 2004, a BASIX certificate became a requirement for all types of new residential devleopment including apartments, villas and townhouses.
From 1 October 2006, a BASIX certificate became a requirement for major renovations in NSW where:
- The renovation work is valued at $100,00 or more. (From 1 July 2007, the value drops to $50,000); and/or
- A swimming pool (or pool and spa) is proposed with a volume greater than 40,000 litres.
The basix certficate is obtained by logging onto the BASIX Website and completing an assessment. A certificate is issued if all commitments have been achieved. From the dates indicated above Council will require applications to be lodged with their respective BASIX certificates and commitments.
